    Each plan requires a deposit of 10%. Plan availability differs based on house model. Details can be seen on the individual model pages.

  • Construction & Delivery

    All homes are constructed at the Homes for Iowa building site near Newton, IA. Once HFI receives all order items and a 10% deposit, an approximate delivery timeline will be provided to the buyer, and HFI will confirm once the construction of the home begins. HFI homes typically take about 6 months to build. When a home is finished, the moving crew delivers the home to the buyer's lot and sets it on the foundation in one piece.

  • Restrictions

    1. The initial Homeowner must earn below $125,000 taxable income (after credits and deductions) as evidenced by last filed IRS Form 1040. Future homeowners are not subject to income requirement.

    2. The home may not be rented unless a written waiver for hardship is received and approved by Homes for Iowa Board of Directors or the home is specified to be part of an intended rental project and additional documentation is received prior to the  home order being finalized.

    3. Developer profit limitation is 10% of development costs excluding marketing.

    4. All Homes for Iowa requirements are secured by a restrictive convenant and automatically expires five years after initial homeowner's occupation of the home.
