Warranty Provisions

  • Utility Connection Requirement

    • Buyer shall ensure that all utilities, including but not limited to water, sewer, electric, and gas (as applicable), are properly connected and operational prior to scheduling any warranty repair services, specificially items noted on the walk through inspection checklist. 
    • Buyer shall notify Homes for Iowa, Inc. (“HFI”) by clicking the "Submit Warranty Claim" button below to let them know once utility connections are complete, or for any warranty work within the warranty period.
  • Covered Repairs by HFI

    • HFI shall repair interior drywall cracks only if such cracks are of sufficient size to allow a U.S. dollar bill to fit therein. Cracks smaller than this standard shall be deemed de minimis and are the sole responsibility of Buyer to repair.
    •  HFI shall repair damage to the exterior of the home, including but not limited to shingles, siding, windows, or eaves, if such damage occurred during transport or placement of the home by HFI.
    • HFI shall adjust interior and exterior doors as necessary to ensure reasonable alignment and proper operation, provided such adjustment is requested within the warranty period.
  • Manufacturer Warranties

    • Any manufacturer’s warranties covering equipment, appliances, or materials installed in the home, including but not limited to HVAC systems, water heaters, siding, windows, and similar products, shall be assigned and transferred to Buyer upon delivery of the home. 
    • Buyer shall be solely responsible for registering such warranties, if required by the manufacturer, and for compliance with all terms and conditions set forth with the manufacturer.

  • Duration of Warranty

    The warranty period for all repairs covered by HFI shall be one (1) year from the date of delivery of the home to Buyer.

  • Exclusions and Buyer Responsibilities

    All workmanship, materials, and warranties relating to concrete work, foundation work, grading, gutters, flooring finishes, utility hook-ups (including, but not limited to, sewer, water, electric, and/or gas), and any other work or improvements completed on site by Buyer or Buyer’s contractors shall be the sole responsibility of the Buyer and are expressly excluded from coverage under the HFI warranty.
